An urban renewal plan along the Holon city entrance from Tel Aviv on both sides of Kugel Boulevard. The plan goal/the aim of the plan is to create a significantentrance to the city, despite the reduction of open spaces resulting from the light rail line transfer in its center.

The boulevard serves a few open urbanspaces: an urban square, a neighborhood park and a linear park, whilepreserving the organizational memory of those entering the city as a greenbelt.

The boulevard development has placed a central emphasis on community activity. However, thecommercial and employment centers have been strengthened, along with thedevelopment of the light rail station area at the heart of the project. Theopen space is divided to three "strips" of activity: The first stripis adjacent to the facades and is used for walking and meeting. The secondstrip is used for activities such as gatherings, relaxation, and play. Thethird strip is green, with trees, vegetation, and lawns. This strip is alsoused for water retention.

The principle of sustainable developmentis expressed in a genuine attempt to preserve the majority of the trees. To thisend, the trees and their root systems were mapped. The boundaries of the proposedconstruction and building complexes were planned with consideration for thismapping. Areas in the development zones were marked where it is possible to digand retain water. The plan requires deepand continuous trees habitat, which are also proposed to be placed onthe roofs of the parking lots.

The preservation and strengthening of thepedestrian walkways and connectivity along the boulevard and both sides of theKugel axis will be achieved through the construction of a new street, theaddition of more pedestrian crossings on Kugel, and a new connection between Gil'adStreet to Shenkarstreet. The plan proposes the preservation and development of pedestriancrossings. The planning team is led by the Alonim Gorvitz Architecture and Urban Planning firm.
